2018 Reappraisal

It is the duty of the County Fiscal Officer, as required by State Law (O.R.C. 5713) to fairly and uniformly reappraise every parcel of land and the buildings thereon once every six years and update those values three years later. Tax year 2018 is Cuyahoga County’s Sexennial Reappraisal year. The reappraisal is a thorough review of each parcel’s fair market value

Printed in the notice you will receive in July 2018 will be the new proposed value of your property for tax year 2018 payable in calendar year 2019.


Though not required by law, The Cuyahoga County Fiscal department provides property owners with options to dispute the appraisal.

If you do not feel the new proposed value for your property is accurate, the following options are available to discuss your property’s valuation through the County.

Please note: The deadline to contact our office is August 31st, 2018. After this date you are required to file a complaint with the Cuyahoga County Board of Revision between January 1st, 2019 to March 31st, 2019. Visit https://bor.cuyahogacounty.us for filing details.

Informal:

Following are three separate options for residential property owners to file a complaint with the fiscal office. You can:

   FILE ONLINE UTILIZING THE PARCEL AND PIN # FOUND IN YOUR MAILERS.
   MAIL IN USING THE PROPERTY OWNER RESPONSE FORM YOU RECEIVED WITH YOUR MAILERS.
   ATTEND ANY OF THE CONVENIENT CONFERENCE SITES.


Required Documents:


If you are disputing the proposed value, you are required to support your claim by submitting one or more of the following types of documentation for review by a staff appraiser.

• Complete Appraisal Report (prepared within the last 12 months)
• Total cost of new structure (certified by builder)
• Photographs of structural damage, and estimates for repairs
• Purchase agreement with closing statement
• Certified estimates from a contractor for repairs cited as the reason for a change in value

You may only submit one complaint; any additional complaints will not be processed or reviewed.

Formal:

If you want to file a formal complaint you will need to go through the Board of Revision.

The Board of Revision will accept tax-year 2018 complaints from late December 2018 through March 31st 2019.
