Welcome to the Real Estate Services Department of the Cuyahoga County Fiscal Office, more commonly known as the Transfer & Recording office. We are responsible for the transfer and conveyance of all documents conveying interest in land, to track the chain of title of all real property in this county and to maintain a permanent record of every document pertaining to the conveyance and encumbrance of land within this county. We also maintain the property tax maps of all real property in the Cuyahoga County.
CORONAVIRUS NOTICE
The Transfer & Recording Office will be re-opened for public access on Monday, July 6th, 2020 through appointment only. Anyone who needs to conduct business with this office will be required to schedule an APPOINTMENT before they are granted access to the building. Please use the link above (also listed on the menu to your right) to schedule a time for you to meet with a member of our staff.
What you can expect when you come to the County Administration Building at the time of your appointment:
- You must wear a mask to enter the building
- Keep Social Distance of six feet
- Only two people per elevator
- You will be screened for temperature and asked questions related to your health
NOTICE CONCERNING DEED PREPARATION:
We highly recommend that you contact a title company or an attorney to assist in the preparation of deeds to transfer real property. The preparation of a deed is considered the practice of law by the Ohio Supreme Court. The current owner (Grantor) is welcome to act as their own attorney; however the county cannot provide legal advice. All deeds must comply with the Ohio Revised code and the Cuyahoga County Transfer Standards.
The Real Estate Services Department requires one of the following two forms to accompany every transfer:
Conveyance Fee: 0.4% of the sale price or value of real property being transferred.
Transfer Fee: $0.50 per lot or part of lot transferred.
Recording Fee: $34.00 for the first two pages and $8.00 for each additional page of each document recorded. (Half of all recording fees collected are required to be submitted to the state to the credit 0of the Ohio Housing Trust Fund.)
